LAKEVIEW SENIOR GARDENS

NOW OPEN!

The 48-unit Lakeview Senior Gardens community, which overlooks Lake Oconee in Putnam County, Georgia, officially welcomed its first residents in February 2019!  The community offers seniors quality affordable housing in one of Georgia's most desirable retirement areas. As part of this development, Paladin, Inc. is also partnering with Goodwill to provide resources and training to low-income families and seniors seeking employment in the area's robust hospitality and retail industries.

Lakeview Senior Gardens was financed through a combination of Housing Tax Credits administered and federal HOME funds administered by the Georgia Department of Community Affairs.

GROVE GARDENS AT EAST LAKE

NOW Open!

Grove Gardens at East Lake, located in Atlanta, offers 70 units of affordable senior housing in a community experiencing rapid neighborhood change.  The community will also help catalyze a series of neighborhood investments under the leadership of the Greater Piney Grove Community Development Corporation.  Through this unique partnership, Paladin and Georgia Communities, Inc. have earmarked $100,000 in grants and matching funds to assist Piney Grove in executing a comprehensive neighborhood Transformation Plan.

Paladin is proud to partner with DCA and Piney Grove on this innovative approach to community development.

LEGACY VILLAS

Now open!

Paladin, Inc., in partnership with owner Georgia Communities, Inc., recently completed the development of Legacy Villas in Eastman, Georgia. The 60-unit affordable senior facility will help the local community address an urgent need for housing in the aftermath of storms caused by Hurricane Michael in 2018. Paladin and Georgia Communities will again be funding improvements in the community through its Community Catalyst grant program. 

 

Legacy Villas opened its doors to new senior residents in December 2020.

WINDMERE PLACE

NOW OPEN!

Windmere Place is a 76-unit new construction affordable property located in Dunlap, Tennessee. This community is playing a critical role in addressing the undersupply of quality housing for families in Dunlap and surrounding Sequatchie County.

Windmere Place, which was funded primarily through housing tax credits administered by the Tennessee Housing Development Agency, opened in early 2020 and is currently fully occupied.

We are excited to announce the upcoming development of Legacy Trail, a new senior living community located in Semmes, Alabama, just outside of Mobile. The community will offer 56 units of much-needed affordable senior housing within steps of Semmes' central business district and new city hall. Residents will enjoy a range of amenities designed to help them stay active and connected to the broader community, including a community building with exercise room and library, onsite garden, along with transportation and programming that will be coordinated with the Semmes Senior Center.

Legacy Trail is being funded through housing tax credits administered by the Alabama Housing Finance Authority, HOME funding provided by Mobile County, in addition to private funds from Raymond James and United Bank.

Pineview Trace will deliver 50 new units of critically needed workforce housing in Vienna, GA. The new neighborhood will offer a mix of 1-bedroom, 2-bedroom and 3-bedroom townhomes to families in need of quality housing convenient to places of employment. The project is being completed in partnership with the City of Vienna, which crafted an Urban Redevelopment Plan targeting the removal of blight and creation of housing between its downtown core and major employment node.

 

Pineview Trace was financed primarily through housing tax credits allocated by the Georgia Department of Community Affairs and is set to open at the beginning of 2022.

Once complete, Forest Station will offer 60 units of housing for seniors in the Forest Park community of Metro Atlanta. GCI worked closely with city leadership on the concept for Forest Station, which will be located less than a mile from the city's revitalizing historic downtown. In addition to contributing to the city's revitalization plan for the area, Forest Station will provide critically needed affordable housing to senior citizens desiring to age in place in the community. 

GCI, together with development partner Paladin, Inc., secured housing tax credits administered by the Georgia Department of Community Affairs in a competitive allocation process. The new community is scheduled to open its doors in the beginning of 2023.

The Cottages at Baynes Creek is Phase I of an exciting collaboration involving the City of Greensboro, Greene County Habitat for Humanity, and GCI to create a transformative neighborhood with a range of housing options. The Cottages at Baynes Creek will offer community senior citizens 50 single-story flats with a full range of amenities including a fitness room, picnic pavilion, community garden and paved walking path.

 

This investment will be integrated in the future with a new single-family neighborhood featuring quality housing that is currently in short supply in the Greensboro community. Construction of Phase I will conclude at the beginning of 2023.
